Dollar Tree: HVAC Condenser Cleaning & Capacitor Replacement

A Dollar Tree location reported refrigeration units running warm with temperature controllers reading 57–72°F, well above set point. Hawks dispatched same day, found heavily fouled condenser coils and failed capacitors, and restored the units to proper operating temps.

Got dispatched to a Dollar Tree. The store manager said their refrigerated cases weren't holding temp. Walked in and the controller on the main case was reading 57°F. Set point is supposed to be around 35°F. Something's definitely wrong with the condensing unit.
8:30 AM · Site Arrival
Pulled the access panels on the rooftop condensing unit. Coils were completely blocked: thick layer of dust, debris, and biological buildup coating the entire condenser face. Air couldn't move through properly so the system was running hot and struggling to reject heat. That explains the warm temps inside.

While I was in there I checked the capacitors and pulled the run capacitor and it was reading way out of spec. The start capacitor on the second unit was also showing signs of failure. Both needed to go. Called in the parts, got approval, and started the coil cleaning while waiting on delivery.

Coil cleaning done with a commercial coil cleaner and low-pressure rinse, careful not to damage the fins. Both capacitors replaced. Buttoned everything back up, powered the system on, and monitored the pull-down. Controller dropped from 57°F and was sitting at 40°F within the normal pull-down window. Second unit came down to spec as well.
